Industry range is $0.40–$2.25/sq ft depending on floor condition, layers of old wax, and product spec. Typical commercial work lands $0.25–$0.85/sq ft. Premium spec (multiple coats, burnishing) is higher. A crew of 2–3 typically covers 2,000–5,000 sq ft per overnight shift.
High-traffic areas (cafeterias, lobbies, hallways): every 6–9 months. General commercial: 6–12 months. Low-traffic (storage, back office): annually. Scrub-and-recoat between full strips extends floor life — most clients run a combo cycle: scrub-recoat 3x a year + strip-and-wax 1x a year.
Yes — strip plus 4–5 coats of wax is typically a single overnight (8–10 hours) for moderate areas with the right crew size. Each coat dries 20–30 minutes between; final cure is 24 hours before heavy traffic. Most clients book Friday night so the floor cures over the weekend.
Strip and wax chemically removes all the old wax down to bare floor, then reapplies 4–5 fresh coats. Heavy, usually annual. Scrub and recoat machine-cleans the top wax layer and adds 1–2 fresh coats — lighter, every few months. The combo cycle (scrub-recoat between full strips) is what makes a VCT floor last.
Yes — fully insured, WSIB-compliant, WHMIS-trained. COI on request, with your facility or property management named as additional insured if needed. Strip chemistry can damage adjacent surfaces if mishandled; insurance is non-negotiable for this kind of work.
